Buyers Advocacy Across Queensland
We find the right property, check what sits behind it and negotiate on your behalf. Sunshine Coast, Brisbane, Gold Coast and everywhere in between.
The Selling Agent Is Engaged by the Seller
In a sale, the agent is appointed and paid by the seller, and the price guide forms part of the marketing campaign.
A buyers advocate is engaged by you. We assess each property on evidence, advise on value and represent your interests in the negotiation.

What's Included
- Identifying the areas that suit your budget, your commute and what you're looking for
- Searching the market, including properties that are never advertised
- Inspecting in person, with video and written commentary
- Checking the detail behind the listing, and engaging specialists where required
- Assessing value against recent comparable sales
- Negotiating, or bidding at auction to a limit agreed in advance
- Managing the process through inspections, finance and settlement
What We Check Before a Property Reaches Your Shortlist
Two similar homes can carry very different risks and costs. Before a property reaches your shortlist, you'll have:
Risk:
Flood and storm history, bushfire, slope and coastal exposure, and how each can affect insurance.
What's coming
Zoning, nearby development approvals, planned infrastructure and new housing.
Limits
Easements and overlays that govern what can be built, extended or cleared.
Everyday detail
Flight paths, road and rail noise, school catchments and commute times.
Value
Comparable sales, how long similar homes take to sell, and how the asking price compares.
Building and pest, body corporate searches and strata records are handled by specialists we work with regularly. We coordinate those checks, go through the findings with you and factor them into the offer, whether that means a revised price, a condition, o r looking at something else.

Buying a Unit or Townhouse
Two apartments in the same complex can be very different purchases. We review the body corporate position with you before you commit: the sinking fund, upcoming works and special levies, any defect or dispute history, how levies have moved, and the by -laws covering pets, renovations and letting.
Buying From Interstate or Overseas
Attending every inspection isn't always possible. Each shortlisted property comes with a walkthrough covering what the photography doesn't: noise, neighbouring properties, the slope of the block, aspect and light, and what sits across the road.
If a property doesn't measure up, we'll say so.

Now, and When You Sell
Your home is also a significant asset. We consider how a property suits you today alongside the factors that influence value over time: land and position, supply coming into the area, and demand from future buyers.

Frequently Asked Questions
How is this different to dealing with the selling agent?
The selling agent acts for the seller. A buyers advocate acts for you, which includes advising on value and handling the negotiation on your behalf.
Can you bid for me at auction?
Yes, to a limit and a strategy agreed in advance.
Do you find off - market properties?
Off -market and pre -market opportunities come up through local agent relationships. Most purchases are still made on the open market.
How are your fees structured?
Fees depend on the brief and the level of support involved, so we set them out once we understand what you're looking for. We'll cover it on our first call, before you commit to anything.
Do you work outside the Sunshine Coast?
Yes, across Queensland's south east: Noosa to the New South Wales border, and west to Toowoomba.
