Rental Advocacy in Queensland
We search, inspect and present your application, so your rental is secured before you arrive.
Applying From a Distance
Rental properties here are often leased within days, and applications are usually considered alongside others submitted after an inspection. Applicants without a local rental record or local employment can be at a disadvantage.
We inspect in person, present your application directly to the agent and keep you across every step.

What's Included
- Setting the brief: budget, bedrooms, pets, schools, commute and your priorities
- Monitoring the market daily and shortlisting suitable properties
- Inspecting in person, with video and written commentary
- Checking the street as we would for a purchase, including flood and storm history
- Guidance and assistance with your rental application & cover letter, and presenting it to the agent
- Reviewing the lease, the term, break clauses and the entry condition report with you
Arriving Without a Local Rental Record
If you're arriving from overseas or returning to Australia, we put forward what you do have, in the format agents are used to reviewing: overseas references, employment and income, proof of funds, and a covering note explaining your circumstances. Having someone local the agent can speak to also helps.
Renting First, Buying Later
Some clients lease for six to twelve months, get to know the area, then buy. We can assist through both stages.

Frequently Asked Questions
Can you apply for a rental on our behalf?
We prepare and present the application and deal with the agent. You remain the tenant and you sign the lease.
How far ahead should we start?
6 to 8 weeks is preferable
Can you help if we have pets?
Yes. We filter for pet friendly properties and include your pet's details with the application.
How are your fees structured?
Fees depend on the brief and how much of the process you'd like us to handle. We'll set that out on our first call.
